Value across the region

Where buyers find better value today.

Change in the typical home's price (all property types) over the past three years — September 2023 to September 2026. Nearly every GVR area is more accessible than it was three years ago, some considerably so. Squamish is the exception, now sitting slightly above its 2023 level. Useful context for buyers weighing where to look, and for sellers setting the right asking price.

Market balance

Sales-to-active ratio, who holds the cards?

Below 12% for a sustained period suggests downward pressure on prices (buyer's market); above 20% suggests upward pressure (seller's market). Between 12–20% is balanced.

September 2026 sits below the 12% line overall — buyer's-market territory across the region, with only townhouses still just inside the balanced band. In practical terms: buyers have the widest selection and the most negotiating room in years, while sellers need accurate pricing and strong presentation to stand out.

What the economists say
"Sales of attached and detached homes finished slightly up from last September, consistent with our view that end-users are primarily driving the market, as investor-driven demand awaits more favourable market conditions."
