On the north side of the Fraser River, Maple Ridge offers more space for the money than almost anywhere else in Greater Vancouver — its detached benchmark is roughly $540,000 to $740,000 below Burnaby's, depending on the sub-area. Its neighbour Pitt Meadows is smaller and reported separately, so I've included both.
| Area | All types | Detached | Townhouse | Apartment | 1-year |
|---|---|---|---|---|---|
| Maple Ridge | $882,600 | $1,155,900 | $700,800 | $513,400 | -7.0% |
| Pitt Meadows | $848,800 | $1,178,600 | $737,500 | $558,200 | -3.6% |

Value here often comes from older homes on generous lots — and older homes come with a to-do list. Roof age, original windows, heating systems and drainage all carry real costs. With 15+ years in construction cost control and bidding, I can help you put a realistic renovation budget next to the purchase price, so a "great deal" is still a great deal once the work is done.
