Vancouver, East and West.

Prices from GVR, September 2026 · By Hasan Boz, REALTOR® · Türkçe okuyun

GVR splits the city into two markets, roughly divided by Main Street, and they behave very differently. Vancouver West holds the downtown core and the city's most expensive detached neighbourhoods; Vancouver East offers character homes, a strong townhouse market, and detached prices that are dramatically lower.

In September 2026, 489 homes sold here: 112 detached, 102 townhouses, and 275 apartments.

Vancouver West

Downtown, the West End and Yaletown are dominated by high-rise condos; Kitsilano, Point Grey, Dunbar, Kerrisdale and Shaughnessy are where the city's highest-priced detached homes sit. The Canada Line connects the west side to downtown and the airport, and the Broadway Subway extension is under construction.

Vancouver East

Mount Pleasant, Commercial Drive, Hastings-Sunrise and Kensington–Cedar Cottage are known for character houses, laneway homes and a growing number of multiplexes. The detached benchmark here is roughly $1.3 million below Vancouver West.

A city in transition

Vancouver's zoning now allows more homes on many lots that were once limited to a single house, including multiplexes. For buyers, that adds options; for owners of older homes, it can change what a property is worth to the right buyer.

A different lens · Construction know-how

Older Vancouver homes come with their own checklist. Depending on age, it's worth asking about original wiring, plumbing materials, foundation drainage, and whether there's ever been a buried heating-oil tank on the property — still a known issue in parts of the city. I'm not an inspector, but I know which questions to ask and when to bring in the right specialist before you commit.
