One of the fastest-growing cities in Canada, Surrey is really several distinct communities under one name — and they're priced very differently. It's where many families find the space and value that closer-in areas no longer offer. Note that Surrey is covered by the Fraser Valley Real Estate Board, so its figures come from a different source than my Greater Vancouver pages.

In September 2026, 387 homes sold across the City of Surrey (excluding White Rock): 166 detached, 126 townhouses, and 95 apartments. Detached sales were up 7.1% on last September.
The SkyTrain extension from King George toward Langley is under construction, and will add stations along Fraser Highway through Fleetwood. Transit improvements like this tend to shape where demand — and density — grows next.
Many Surrey homes are built with a secondary suite, which can be a real mortgage helper. The detail that matters is whether the suite is authorized by the city. An unauthorized suite can affect your insurance, how a lender counts the rental income, and what the city may require of you later — so it's one of the first questions I ask on any Surrey home with a suite.
